Our design team recently had the opportunity to work with a client who wanted to build a midcentury modern rental unit on her family’s property. The client had specific requirements for the unit, including a 1000 sq ft layout with three bedrooms, 1.5 bathrooms, an interior laundry room, and a patio area. This type of rental is perfect for small families or groups of roommates looking for a stylish and functional living space.

However, the small, pie-shaped lot presented a number of challenges in terms of meeting building department setbacks and codes while incorporating all of the desired features. It can be difficult to fit everything into a smaller space, but our team was up to the challenge. Through careful planning and consideration, we were able to develop a design that met all of the client’s requirements and made the most of the available space.

To help the client better visualize the finished structure, we created a flyover rendering that provided an exterior view of the ADU alongside the existing structure on the property. This allowed the client to see exactly how the building would fit into the surrounding environment and get a complete sense of its size and scale. Seeing a visual representation of the finished project can be incredibly helpful during the design process, as it allows the client to make informed decisions and understand exactly what they can expect from the finished product.
