When our design company was approached by the owner of a multi-family apartment building built in 1964, we knew that the project would be a significant undertaking. At over 58,000 sq ft, it was important to make careful and strategic changes in order to stay within budget and achieve the desired result. Our team got to work on a plan to improve the overall look and feel of the building.

One of the first steps we took was to propose replacing the outdated T1-11 siding with a combination of smooth stucco, wood siding, and thin brick. This update would not only modernize the appearance of the building, but also add texture and visual interest. The use of multiple materials helps to break up the large expanse of the building and add visual interest, while the smooth stucco and thin brick add a touch of sophistication.

In addition to updating the exterior siding, we also wanted to create a more welcoming and inviting entrance for residents and guests. To do this, we updated the main entryway with larger windows, wood siding, and large glass doors. The wood siding adds warmth and character, while the large windows and glass doors allow for plenty of natural light to enter the building.

The exterior balconies were another key focal point of the building, and we wanted to ensure that they made a strong visual impact. We updated the guardrails with a more modern and relaxed look, and emphasized the wood posts to create a visual connection from the ground level to the roof. These updates not only improved the overall aesthetic of the building, but also enhanced its functionality by providing a safe and enjoyable outdoor space for residents.

Overall, the scope of repairs, modifications, and updates to this building was quite extensive, and we are extremely proud of the transformation we were able to achieve. The combination of updates to the exterior siding and entryway, as well as the modernized balconies, has greatly improved the look and feel of the building. It now has a cohesive and stylish appearance that will stand the test of time and provide a comfortable and welcoming living space for residents.
